Scope of Work:
PRE-CONSTRUCTION SERVICES:
Washoe County School District (WCSD) is seeking a qualified Construction Manager at Risk (CMAR) to provide pre-construction services during the design phase of the expansion and remodel (modernization) of Palmer Elementary School located at 5890 Klondike Dr. Sun Valley, NV. The awarded CMAR’s duties will include, but are not limited to, the review of the following packages: schematic design development; design development, and construction document deliverables provided by Architects + . The CMAR shall provide constructability analysis, proposed approach to work during an occupied campus, construction schedule; and cost estimates for each drawing deliverable; provide value engineering; and other typical CMAR preconstruction services. The awarded Proposer will also be required to manage subcontractor procurement in accordance with all applicable laws and policies in the development of one or more Guaranteed Maximum Price (GMP) construction contracts for consideration by WCSD.
PROJECT SCOPE INCLUDING CONSTRUCTION SERVICES:
The Modernization of Palmer Elementary School will have emphasis on compliance of WCSD’s Education Specification within the allowed project budget. Priority scope items include, but are not limited to; expansion of the school as needed to provide space for students currently residing in portable classrooms; removal of all portable classrooms; safety improvements such as new single point-of-entry; surveillance cameras; fencing; additions of flexible learning spaces such as; student hub, media center; outdoor learning area with shade, general use restrooms; renovation and or refresh of existing interior spaces needed to provide functional spaces for programs and administrative staff as prioritized during the programming phase. The expansion is estimated at approximately 12,935 square feet.
OTHER CMAR REQUIREMENTS:
Student Engagement
The CMAR will be responsible for participating in the implementation of STEAM educational engagement. The CMAR, in conjunction with the design team, school leadership, and teaching staff, will develop a program and content for each student engagement activity prior to the beginning of construction. The intent is for a minimum of two (2) to three (3) engagement activities scheduled with students every semester, during construction, over the course of two plus or minus (2 +/-) years. These activities could be design or construction oriented. The CMAR may choose to bring enhancements or outside experts to add further content to each activity (refer to EXHIBIT I attached hereto).
Procore Construction Project Management Software (Procore)
WCSD has standardized Procore as its construction project management software. All pre-construction and construction activities shall be initiated and coordinated by the Architect through the Procore platform managed by WCSD (refer to EXHIBIT E (Division One (1) Requirements: Section 01041 Project Management Software)).
PROPOSAL DUE DATE/TIME:
Sealed proposals for this CMAR will be received by WCSD's Purchasing Department located at The Brown Center 14101 Old Virginia Road, Room #0, Reno, NV 89521, no later than 2:00 pm (local time) on January 28, 2025.
Proposals will be opened publicly via a TEAMS Meeting at 2:30 pm (local time):
